Client Requirements

In the heart of the City and opposite the Leadenhall Building, The Scalpel offers 387,000 sq ft of commercial office space over 35 floors. The development comprises an 11,000 sq ft public square at its base and incorporates a range of energy efficient solutions such as PV panels to the roof, heat recovery on air handling units and LED lighting throughout. Retail and restaurant units also feature on the development with underground cycle amenities to encourage sustainable travel.

Project scope

The client required a solution that would ensure that relevant handover information could be easily accessed to inform future decision-making.

Not only would this help with operation, the solution would ensure information security and provide better control over user access if and when information had to be updated during The Scalpel’s lifecycle. The solution had to improve resilience and accessibility of information.

This was a competitive tender process that Edocuments won. The client was impressed with the company’s expertise, BIM knowledge and the intuitive Springboard platform.

Key Processes

Utilising Edocuments Springboard platform, a full suite of industry compliant documents including Health & Safety File, O&M Manuals, Building Log Book and BREEAM Building User Guides were provided.

This was a BIM Level 2 project where Edocuments were responsible for linking asset information to the detailed BIM model, as well as validating sub-contractor data throughout the project, utilising built in tools and dashboard reporting. Linking O&M information to the model reduces the risk of error and provides accurate, up-to-date information.

Edocuments’ dedicated team successfully managed the entire process of collating the necessary information, supporting the client’s teams as and when needed.

Going the extra mile on this project, Edocuments technical staff authored the MEP O&M manuals on behalf of the MEP contractor to assure collaboration and further mitigate risk.

With the help of Edocuments’ training, the client continues to host all project information online, with new information from fit-out contracts uploaded to Edocuments’ easy-to-use platform when necessary.

Intuitive and easy-to-use, Edocuments Springboard platform is enabling the client and its teams to access important information in an efficient and straightforward way. Not only can complex information be found within a swift timeframe, information is stored on a secure platform.

Martin Sherress General & Technical Services Manager at 52 Lime Street Property Management Team said:

"Edocuments platform (Springboard) is very easy to navigate. Springboard’s search-functions optimise the speed of looking for a document, with a review process ensuring documents are uploaded in a correct manner prior to approval within the O&M. The platform is easy to navigate and makes it quicker to find information. We also have the ability to add documents and edit ourselves without additional costs.”
“The Edocuments team are always happy to help and provide great support."
